Tracey is our founder and has been a dedicated appraiser in Southwestern Ontario since earning her designation in 1989. As Region 1 Director for the Ontario Association of the Appraisal Institute of Canada and representative on the Political Advocacy Committee, she is committed to the highest standards of professionalism and continuous development.

Known for her meticulous attention to detail, Tracey ensures accuracy and thoroughness in every report, site visit, and analysis. Her analytical approach not only guarantees reliable valuations but also instills confidence in our clients.

Rurally based near Aylmer, Ontario, Tracey brings a deep understanding of local property markets across Oxford and Elgin Counties. This regional expertise allows her to deliver appraisals that reflect the unique character of communities like Aylmer while maintaining national standards of excellence.

Rob Davies is the Finance and Administrative Officer for Tri County Appraisal Inc. With a diverse background in senior management, finance, engineering, and quality, Rob has honed his leadership skills.

As an active Candidate Member of the Appraisal Institute of Canada, Rob specializes in appraising single-family homes and rural properties. He is currently pursuing his CRA accreditation through the Sauder School of Business at the University of British Columbia.

Rurally based near Tillsonburg, Ontario, Rob brings valuable insight into the unique property markets of Oxford and Elgin Counties. His agricultural background and extensive life experience provide him with a distinctive perspective, ensuring appraisals that reflect both local knowledge and national standards.

Rob works closely with Tracey, forming a dynamic husband-and-wife team that enhances the quality of service at Tri County Appraisal Inc.

Neil graduated with a Bachelor of Science and began his career as a Geologist and Environmental Scientist before transitioning to the field of appraisal in 2017. He earned his P.App CRA designation in 2022, reflecting his commitment to professional growth and excellence.

With experience in a diverse range of appraisal assignments, Neil specializes in single-family, multi-family, and rural properties. He has a collaborative approach during analysis and confidence in his opinions, ensuring that his assessments are thorough and well-founded.

Rurally based near St. Thomas, Ontario, Neil brings valuable insight into the property markets of Elgin County and surrounding communities. His local perspective, combined with technical expertise, ensures appraisals that are both accurate and regionally relevant.

Tech-savvy and efficient, Neil utilizes the latest tools and technologies to streamline his appraisal process, enhancing both accuracy and productivity. Neil's analytical skills, confidence, and dedication to efficiency are instrumental to our performance.

Veronica Pelton graduated with a Bachelor of Arts from Brescia at Western University in 2007. After managing multiple telecom stores, she transitioned to a career in appraisal in 2019, driven by her desire for autonomy and a passion for tackling challenging problems.

Earning her P.App and CRA designations in 2025, Veronica specializes in complex appraisal assignments including those related to erosion, wind turbines, landfills, parking availability, and vacation markets. She focuses on files that may involve future litigation, ensuring her analyses are thorough and unbiased.

Based in Ingersoll, Ontario, Veronica brings a strong understanding of Oxford County’s property markets and rural communities. Her local expertise, combined with her analytical skills, ensures valuations that are both regionally relevant and nationally compliant.
